In Scotland, single-storey rear or side extensions to houses can often be built under permitted development (Class 1A/1B of the GPDO), subject to limits on size, height, position and materials. Rules in England are broadly similar under the GPDO 2015. Flats, listed buildings and conservation areas always need consent in both jurisdictions.
Permitted development possibilities
- •Scotland: rear extension ≤ 1 storey, ≤ 50% of original curtilage, not forward of principal elevation
- •Height ≤ 4 m; eaves ≤ 3 m if within 1 m of a boundary (Scotland) / 2 m (England)
- •Materials of similar appearance to the existing house
- •England equivalent: rear depth ≤ 4 m (detached) / 3 m (terraced or semi) under GPDO Class A

- •Location plan (1:1250) & site plan (1:500)
- •Existing & proposed floor plans, elevations and sections
- •Design & Access Statement (if required by authority)
- •Planning application form & fee
